My thesis on Thomson Reserve: who it works for, and who it doesn’t

The short version: Thomson Reserve is a well-located, well-backed project with genuine long-term appeal. But at launch prices, it’s priced above where completed condos nearby trade today. If you’re buying to live there for the long haul, it can make sense. If you’re buying to sell at TOP, the numbers are thin.
The project
Thomson Reserve is a 1,268-unit, 99-year leasehold development at Bright Hill Drive in District 20, on the former Thomson View site. It’s a joint venture between UOL Group, CapitaLand Development and Singapore Land Group, with expected TOP in the second half of 2030. Prices start from $2,608 psf, and the official sales launch is 31 October.
The unit mix leans heavily towards smaller homes: 716 two-bedders, 350 three-bedders, 174 four-bedders and 28 five-bedders.
Demand is clearly there. The preview drew more than 23,000 visitors in its first week.
What works in its favour
Location. Upper Thomson MRT on the Thomson-East Coast Line is close by, Caldecott on the Circle Line is one stop away, and the future Cross Island Line station at Bright Hill adds another connection. For families, that’s a genuinely well-connected address.
Land cost. The developers bought the site at $1,178 psf ppr, below several recent suburban government land sites such as Lentor Central at $1,278. That’s a better starting position than many 2026 launches.
Scale and backing. Three established developers, a large site with extensive facilities, and the kind of amenities only a mega-development can offer.
The neighbours’ track record. AMO Residence launched at a median of $2,110 psf and has since resold at a median of $2,531 psf, about 20% above what early buyers paid. JadeScape went from around $1,670 psf at launch in 2018 to around $2,324 psf today, roughly 40% higher. The area has rewarded patient buyers.
Where I’d be careful
You’re paying above today’s resale market. Take a 3-bedroom Premium unit of 1,055 sq ft priced at $2.8 to $3.3 million. That’s roughly $2,650 to $3,130 psf. Recent resale deals at JadeScape have ranged around $2,290 to $2,710 psf, and AMO Residence around $2,400 to $2,660 psf. So you’d be buying above where completed homes nearby trade right now, for a home you won’t get until 2030.
The past gains came from lower entry points. AMO and JadeScape buyers did well because they bought at $2,110 and $1,670 psf. Thomson Reserve starts above where those projects resell today. The same percentage gain from a higher base needs the whole market to move.
Exit competition. With 1,268 units, many bought by investors, there could be a lot of sellers at the same time around TOP. That’s when buyers have choice and sellers don’t.
The flip-at-TOP maths
A worked example at $3.0 million:
Cost | Approx. |
|---|---|
Buyer’s Stamp Duty | ~$120,000 |
Selling costs at exit | ~$70,000 |
Interest and holding costs until TOP | ~$80,000 |
Total | ~$270,000 |
That means you’d need to sell at around $3.27 million, or about $3,100 psf, just to break even.
Two things can make it worse:
If this is your second property, ABSD of 20% adds about $600,000. Breakeven moves to around $3.9 million.
The SSD clock. Purchases made after 4 July 2025 carry Seller’s Stamp Duty for four years. Buy on launch day, and you’re covered until around end-October 2030. If TOP lands before then and you sell straight away, you could still owe 4%, another $130,000 or so.
Who it works for
It can make sense if you’re buying a home to live in for many years, you value the location and facilities, and you’re comfortable that the premium is the price of a brand-new, well-connected development.
I’d think twice if you’re buying purely to sell at TOP, buying as a second property, or stretching your budget on the assumption the area will repeat AMO’s or JadeScape’s gains.
The bottom line
Thomson Reserve isn’t a bad project. It’s a good project at a full price. The question isn’t whether it’s a nice place to live. It’s whether you’re the kind of buyer the price works for.
This is general information and personal analysis, not financial advice. Figures are indicative and based on publicly available data as of October 2026. Prices and availability change during a launch.
