buying,
without the pitch

we help you buy the way you'd want a friend in the business to: real numbers, an honest read on every home, and someone still around after completion.

a listing is written to sell.

we read it for what it leaves out: what similar homes actually transacted at, what the block feels like at 8am, and what the layout will mean when you sell again.

where you're
starting from

every buyer starts somewhere different. the read changes with it.

your first home

what you can comfortably afford, which areas fit how you live, and the steps in plain language, before you fall for anything.

moving up

selling and buying in the right order, so you're not caught between two homes or paying for timing you could have avoided.

landed

land size, tenure, what the plot could become. the numbers matter more here than anywhere.

investing

rental demand, exit, and what the numbers look like in ten years. not just the yield on the brochure.

from brief to keys, and after

from brief to keys, and after

from brief to keys, and after

6 steps, one team. you always know where you are and what's next.

01

a brief, not a filter

how you live, what you're weighing up, what "right" looks like. area and budget come out of that.

02

the numbers first

what you can comfortably buy, including loan limits and stamp duties, before any viewing.

03

a shortlist with a view

fewer homes, better chosen, each with what we like, what to weigh, and what nearby homes sold for.

04

honest viewings

we walk every home with you and say what we see, including what will still bother you in three years.

05

offer & negotiation

priced off real comparables. then the option, the paperwork and coordination to completion.

06

after the keys

inspection, cleaning and painting through our own services group, before you move in. and a call whenever you're wondering what your home is worth.

"we would rather lose a sale
than sell you the wrong home."

The Yellow Door

LOOKING AT NEW LAUNCHES?

the brochure, and the read.

buying
questions

anything we haven't covered, ask. we would rather explain it now than at the offer stage.

do i pay a fee as a buyer?

it depends on what you're buying. on new launches, the developer pays our fee, so there's nothing for you to pay us. on resale, any fee is set out and agreed with you in writing before we start, so there are no surprises at the option stage.

do i pay a fee as a buyer?

when should i talk to you?

i'm a foreigner or PR. can you help?

do you only show your own listings?

what happens after completion?
